BUYER'S GUIDE

Before you begin the search for your new home determine your needs and implement this 10 step plan to make this process less stressful before you hit the streets. From choosing the type of home best suited to your needs up to the day of moving, this Buyer's Guide ensures an enjoyable experience.

STEP 1 - DETERMINE YOUR NEEDS

What does your future lifestyle hold? How many bedrooms will you require one day? Your preschoolers will be teens some day. Are you planning to stay in your home that long? Determine your needs before you move in.

STEP 2 - GETTING FINANCING

Learn the in's and out's of mortgages. What are your different options? What is a pre-approved mortgage? Everyone wants your business, but it's up to you to look after your interests.

STEP 3 - LOOKING FOR PROPERTIES

Ask me to set up for you Private Client Services for you. This system operates in real-time and uploads new listings 24-36 hours before Realtor.ca or Realtylink.org. Remember that searching for properties is the process of elimination, not selection.

STEP 4 - PLACING AND NEGOTIATING AN OFFER

Congratulations! You've found the perfect home. It might take 2-3 days before you negotiate final price and terms with the seller.

STEP 5 - READING AND APPROVING DOCUMENTS

Usually, you have 5 Business Days to review all documents, ask for experts' opinion and make a final decision. The subject clauses in your offer reflect your diligence plan. The most common subject clauses are:
  • Financing
  • Home Inspection 
  • Home Insurance 
  • Strata documents

STEP 6 - RENEGOTIATE THE OFFER

Even when your purchase offer has already been accepted, if inspections reveal any problems, you may want to renegotiate the home’s purchase price to reflect the cost of any necessary repairs. You could also keep the purchase price the same, but try to get the seller to pay for repairs.

STEP 7 - REMOVING SUBJECTS

After you are satisfied with

  • The Mortgage rate and terms
  • The Home Inspection results
  • The Home Insurance policy
  • The Strata reports, rules and by-laws 

All subjects must be removed in writing by certain dates stated in your purchase offer.

STEP 8 - DEPOSITING A BANK DRAFT

After removing all subjects, you need to prepare a Bank Draft payable to Team 3000 Realty In Trust within 24 hours. Make sure in advance that you have funds available in your bank account. It might take up to 2-3 business days to unlock the money from your Investments.

STEP 9 - CLOSING BY NOTARY OR LAWYER

You will need to hire a lawyer or notary public to transfer the title into your name. And, you should contact your lawyer or notary as early as possible in the process. Usually it takes 3-8 weeks.

STEP 10 - MOVING IN

Your most exciting moment! You are receiving a key and steping in into your new home. Start to pack in advance! Ask me for a check-list to make your moving in stress free.
